An ideal candidate has experience in the title and settlement industry specifically focused on closing purchase transactions in a multi-state, high volume environment. They will possess an extreme desire to WOW their buyer/seller/lender customers by meeting timelines, communicating proactively and regularly, and serving customers with a pleasant, appreciative attitude. They will possess an ability to develop teams that share their passion for customer service. They will have a history of managing escrow officers and administrators and building systems and processes that drive a friction-less customer experience.
About the role
Responsibilities include but are not limited to:
Managing a team of escrow officers, closers, and support personnel
Driving closing performance, meeting closings dates, providing a great customer experience
Hiring, training, equipping personnel to perform all closing functions including:
Preparing CD/HUD Statements and other closing documents
Collaborating with the title department to resolve title issues
Obtaining all payoffs, taxes, and HOA dues. Prorating amounts correctly
Address inquiries from transaction participants in a timely manner
Confirm closing dates, locations and schedule signings
Balancing and disbursing funds accurately and timely
Manage all post-closing functions including:
Recording lien releases and conveyance instruments
Review signing package for accuracy and completeness
Managing post-closing questions or trailing items
Coordinate with internal banking and accounting teams in the maintenance of escrow accounts and records
Assist with workflow design and optimization activities. Help design closing systems
Guide training team to build training material, job aids and P&Ps to replicate knowledge and standardize processes
Key operating metrics – No missed closing dates, minimal escrow losses, high CSAT scores

You have excellent communication skills with an ability to balance multiple priorities and keep many teams actively progressing on their deliverables. You provide clear direction to teams and you remove barriers so that everyone succeeds in meeting deadlines. You carry yourself professionally and represent Zillow Offers and Zillow Group both internally and externally.
10+ years of experience in the title and settlement business in a multi-state environment
Familiar with standard closing concepts, practices, and procedures of the real estate settlement industry in the states of GA, FL, NC, TN
Complete knowledge and ability to handle residential purchase transactions from receipt of contract and earnest money through funding and disbursement
Solid understanding of various title policy forms and typical endorsements required
Demonstrated ability to lead a closing team, guide and motivate staff
Ability to professionally manage challenging customers, to diffuse conflict situations and resolve closing issues quickly
Experience in designing closing workflows and processes that quickly move a file to closing
Demonstrated ability to calculate discounts, prorations, and commission splits accurately
Exemplary organizational skills
Experience with ResWare a plus
Bachelor's Degree preferred
